Out in unincorporated Champaign County the requirements are usually lighter, but they vary and we confirm them rather than assume. The utilities. Public disconnects — electric, gas, water, and the sanitary sewer at the main — are ordered by the property owner, because the utility will only take that request from the account holder. It is also the single most common reason a demolition date slips, so start it early. The asbestos step. A single-family house of four units or fewer is exempt from the federal NESHAP survey, but a commercial building, an apartment building, a duplex row, or an ag-commercial structure is not — those need the survey and the IEPA ten-working-day notification before demolition, and licensed abatement first if anything turns up. We coordinate it and we do not cut corners on it. On a pre-1980 building of any kind we will tell you up front what we think you are looking at.
An in-town Champaign or Urbana teardown is a logistics job as much as a demolition job. City lots are narrow, the neighbor's siding is fifteen feet away, there are power and cable drops crossing the yard, and the alley is often the only way in. We plan the machine approach and the truck turnaround before anything comes down, confirm every utility is disconnected and verified dead, protect what's staying — fences, trees, driveways, the neighbor's property — and keep dust down while we work. Debris goes out on our own tandems as we go, so a pile doesn't sit on the street.
Rural Champaign County is a different problem. Champaign County is about as tiled as ground gets. It's flat, it's black, it's some of the most productive dirt in the world — and none of that works without drain tile. The trade-off is that a lot of the system out here is old, deep, and undocumented, so when a line fails the first job is finding it.
We work the Champaign–Urbana side regularly for drain tile repair: collapsed clay mains, HDPE crushed under equipment lanes and grain-cart traffic, surface intakes that have failed, and outlets lost to ditch maintenance. Champaign County is the hardest pond ground we work, and it's worth being straight about why. This is dead-flat black prairie sitting near the divide between three watersheds, so there is almost no relief to dam and very little ground draining to any one spot. A pond here is an excavated basin, not a dammed draw — which means every yard of dirt has to be dug and then put somewhere, and in a flat field there is nowhere convenient to put it. Spoil handling is frequently the single biggest line on a Champaign-area pond. Add the tile: this ground is tiled end to end, and any line crossing the footprint has to be found, cut, and rerouted around the basin instead of into it.
The soil pays you back, though — deep silt loam over dense till, so once you're into the clay a couple of feet down, the basin holds.
