Commercial Demolition in Central Illinois

Insured — Certificate of Insurance emailed before we roll in. No surprises, no runaround.

An empty commercial building downtown or out on the highway doesn't just sit there — it's a tax line, an insurance headache, and a target for break-ins and code letters. When a small storefront, shop, or office has done its time, you want it down, hauled, and the lot left clean and ready for whatever's next.

Brohez Trucking LLC handles light commercial demolition across central Illinois — small-town Main Street storefronts, old gas stations and repair garages, small offices, restaurant and shop interior tear-outs, and ag-commercial buildings, including the country grain elevators and co-op sheds standing along the rail line in half the towns around here. I'll be straight with you: this is owner-operator work right-sized for the kind of buildings around here, not downtown high-rises or implosion jobs. If it's a one- or two-story commercial building, that's our lane.

The Komatsu PC150LC handles the heavy work. The JCB mini and Takeuchi skid steer get into tight lots and alleys and clean up after. Dump trucks haul the block, steel, and concrete straight to a proper disposal site. Building standing to clean lot is one job, one contractor.

We're straight about what's in the structure before we start, including any signs of asbestos in old tile, mastic, insulation, or roofing — common in older commercial buildings and nothing to bulldoze and ignore.

Old Commercial Buildings & Asbestos — The Plain-English Version

Commercial buildings put up before about 1980 can carry asbestos in floor tile, mastic, pipe insulation, or roofing. It's common in old storefronts and shops, and it's manageable — it just has to be handled the right way, not torn out and ignored.

When a building's old enough to warrant it, we coordinate the required inspection and the IEPA 10-day notification, and we don't cut corners on it. If there's asbestos to remove, we bring in an IDPH-licensed asbestos abatement contractor to take it out the right way before we demolish. It's worth confirming the specifics with your local IEPA office, and we'll point you the right direction.

Our Commercial Demolition Process

Every building is different. The basics don't change.

STEP 01

Site Walk & Estimate

We come look at the building, talk through what's coming down, check what it's built from and how the lot sits, and give you a straight number. No pressure.

STEP 02

Permits & Disconnects

Commercial buildings in town need a permit and utilities pulled on record. We help sort the paperwork, call locates, and arrange to kill power, gas, and water to the building.

STEP 03

Asbestos & Salvage Check

If the building's old enough, we coordinate the inspection and IEPA notification first. If there's fixtures or material you want saved, we pull it before the main demo.

STEP 04

Controlled Tear-Down

The Komatsu works the building down in a controlled sequence — no dropping things toward the sidewalk, the neighboring storefront, or the street.

STEP 05

Slab & Debris

We break out the slab, footings, and basement if it's part of the job, separate steel and rebar for recycling, and load block and debris onto dump trucks for proper disposal.

STEP 06

Backfill & Grade

We backfill, grade the lot flat, and walk you through the finished work. Clean ground — ready to rebuild, pave, or seed down.

Buildings We Take Down

Small commercial, right-sized for an owner-operator. If it's a storefront, shop, or small building in the way, we can probably help.

Main Street Storefronts

Small-town storefronts and downtown commercial buildings torn down clean, careful around the neighboring walls and the sidewalk.

Old Gas Stations & Garages

Old service stations, repair garages, and small auto shops removed and hauled — tanks coordinated on site if there are any underground.

Small Offices

Single-story offices, professional buildings, and small commercial structures demolished and cleared so the lot can be reused.

Restaurant & Shop Tear-Outs

Interior tear-out of restaurants, shops, and storefronts — fixtures, walls, flooring, and kitchen build-out stripped to a clean shell.

Grain Elevators & Ag-Commercial

Country grain elevators — headhouse, leg, cribbed or concrete storage, driveway, scale pit, and the boot pit and foundations below grade — plus co-op sheds, farm-supply stores, and elevator outbuildings. Taken down mechanically, hauled off, backfilled, and graded. More on grain elevator demolition →

Light Commercial Tear-Out

Selective demolition where part of a commercial building comes out — an addition, a wing, or a section ahead of a remodel.

Slab & Foundation Removal

Commercial slabs, footings, and old basements broken out, hauled, and backfilled so the lot is buildable again.

Full Debris Haul-Off

Block, steel, concrete, and trash all hauled to a proper disposal site. You walk away with a clean lot, not a pile.

Commercial Demolition FAQs

What kind of commercial demolition do you do?

Light commercial — small-town Main Street storefronts, old gas stations and garages, small offices, restaurant and shop interior tear-outs, and ag-commercial buildings. It's right-sized for the kind of buildings around here, not downtown high-rises or implosion work. If it's a one- or two-story commercial building, that's our lane.

How much does small commercial demolition cost?

It depends on the size of the building, what it's built from, whether the slab and foundation come out, utility disconnects, how far we haul the debris, and access to the site. We give free on-site estimates with a straight number. Call (217) 809-0779.

Do you handle storefront and restaurant interior tear-outs?

Yes. Selective interior tear-out is common commercial work — stripping a storefront, shop, or restaurant down to the shell so it can be rebuilt or re-leased. We pull fixtures, walls, flooring, and the kitchen build-out, haul it off, and leave a clean shell.

Do you demolish grain elevators and co-op buildings?

Yes — a country elevator is ag-commercial demolition, and it's work we take on. The whole plant comes into it: headhouse, leg, cribbed timber or concrete storage, the truck driveway and scale pit, and the boot pit, tunnel, and heavy footings below grade that usually have to come out to a set depth and get backfilled. It all comes down mechanically with the excavator, breaker, dozer, and dump trucks — no explosives, no implosion, no crane. Elevators vary a lot in height and construction, so we look first and tell you straight whether it's in our lane. There's more detail on our grain elevator, bin and silo removal page.

Do I need a permit for commercial demolition?

Commercial buildings inside city limits almost always need a demolition permit and utility disconnects on record. We'll tell you what's required, help you sort the paperwork, and call in the locates before anything moves.

What about asbestos in an old commercial building?

Older commercial buildings — anything before about 1980 — can carry asbestos in tile, mastic, insulation, or roofing. When a building warrants it, we coordinate the required inspection and the IEPA 10-day notification, and we bring in an IDPH-licensed asbestos abatement contractor to remove it before demolition. It's worth confirming the specifics with your local IEPA office, and we'll point you the right direction.

Do you remove the slab and foundation too?

Yes. If the job includes the slab, footings, or basement, we break it out, haul it off, and backfill or grade the lot so it's ready to rebuild, pave, or seed down.

Can you take down an old gas station or garage?

Yes — old service stations, repair garages, and small auto shops are common around here. If there are underground tanks on the site, we handle the tank pull and coordinate the right steps; ask about our tank removal work too.

What areas do you serve for commercial demolition?

60-mile radius from Mattoon, IL — including Decatur, Champaign, Effingham, Charleston, Urbana, Sullivan, Tuscola, Shelbyville, Pana, and Terre Haute.
